Now, that doesn\u2019t mean everyone can suddenly afford a home, but with how tough the market\u2019s been, the improvement we\u2019re seeing matters.<\/p>\n\n\n\n<h4 class=\"wp-block-heading\"><strong>Affordability Is Finally Moving in the Right Direction<\/strong><\/h4>\n\n\n\n<p>One of the best ways to see this shift is by looking at how much of a household\u2019s income it takes to buy a home.<\/p>\n\n\n\n<p>According to&nbsp;<em>Zillow,&nbsp;<\/em>housing is typically considered&nbsp;<em>affordable<\/em>&nbsp;when it takes&nbsp;<strong>30% or less of your monthly income&nbsp;<\/strong>to cover your expenses.<strong>&nbsp;<\/strong>That includes your mortgage payment, taxes,&nbsp;<a href=\"https:\/\/www.mykcm.com\/2026\/02\/02\/home-insurance-costs-are-rising-what-buyers-should-plan-for\/\" rel=\"noreferrer noopener\" target=\"_blank\">insurance<\/a>, and basic maintenance.<\/p>\n\n\n\n<p>For the past few years, the math was well above that threshold, and it made buying a home unachievable for many. But things are trending in the right direction.<\/p>\n\n\n\n<h4 class=\"wp-block-heading\"><strong>Why Affordability Is Improving<\/strong><\/h4>\n\n\n\n<p>So, what\u2019s driving the change? A lot of the focus lately has been on&nbsp;<a href=\"https:\/\/www.mykcm.com\/2026\/01\/22\/mortgage-rates-recently-hit-a-3-year-low-heres-why-thats-still-a-big-deal\/\" rel=\"noreferrer noopener\" target=\"_blank\">mortgage rates<\/a>&nbsp;and how much they\u2019ve come down over the course of the past year. But that\u2019s not the only factor working in favor of buyers right now. Here are three trends benefiting buyers today:&nbsp;<\/p>\n\n\n\n<p><strong>1. Mortgage rates have eased.&nbsp;<\/strong><a href=\"https:\/\/www.freddiemac.com\/pmms\" rel=\"noreferrer noopener\" target=\"_blank\">Rates<\/a>&nbsp;are near their lowest level in more than three years, which helps lower monthly payments (<em>see graph below<\/em>):<\/p>\n\n\n\n<figure class=\"wp-block-image\"><a href=\"https:\/\/files.keepingcurrentmatters.com\/KeepingCurrentMatters\/content\/images\/20260203\/20260204-Mortgage-Rates-Near-Lowest-Level-in-3-Years-original.png\" target=\"_blank\" rel=\"noreferrer noopener\"><img decoding=\"async\" src=\"https:\/\/files.keepingcurrentmatters.com\/KeepingCurrentMatters\/content\/images\/20260203\/20260204-Mortgage-Rates-Near-Lowest-Level-in-3-Years-original.png\" alt=\"a graph of a low interest rate\"\/><\/a><\/figure>\n\n\n\n<p><strong>2. Home price growth has cooled.&nbsp;<\/strong><a href=\"https:\/\/www.mykcm.com\/2025\/10\/08\/why-home-prices-arent-actually-flat\/\" rel=\"noreferrer noopener\" target=\"_blank\">Prices<\/a>&nbsp;aren\u2019t falling nationally, but they\u2019re growing much more slowly than they were a few years ago. That means buyers today aren\u2019t facing the same sharp jumps in purchase prices, which helps keep monthly payments more manageable \u2013 and buying more predictable.&nbsp;<\/p>\n\n\n\n<p><strong>3. Wages are growing faster than home prices.&nbsp;<\/strong>This one matters a lot. As Mark Fleming, Chief Economist at&nbsp;<em>First American<\/em>,&nbsp;<a href=\"https:\/\/blog.firstam.com\/economics\/will-housing-affordability-improve-in-2026\" rel=\"noreferrer noopener\" target=\"_blank\">explains<\/a>:<\/p>\n\n\n\n<blockquote class=\"wp-block-quote is-layout-flow wp-block-quote-is-layout-flow\">\n<p><em>\u201c<\/em><strong><em>When income growth exceeds house price growth, house-buying power improves<\/em><\/strong><em>\u2014even if mortgage rates don\u2019t decline meaningfully.\u201d<\/em><\/p>\n<\/blockquote>\n\n\n\n<p>None of this makes buying cheap, but it does explain why the math is starting to work a little better for buyers than it did even a just a year ago. Put simply, the forces that hurt affordability over the past few years are finally easing. Fleming again&nbsp;<a href=\"https:\/\/blog.firstam.com\/economics\/will-housing-affordability-improve-in-2026\" rel=\"noreferrer noopener\" target=\"_blank\">explains<\/a>&nbsp;it well:<\/p>\n\n\n\n<blockquote class=\"wp-block-quote is-layout-flow wp-block-quote-is-layout-flow\">\n<p><em>\u201c<\/em><strong><em>Affordability remains challenging, but for the first time in several years, the underlying forces are finally aligned toward gradual improvement.<\/em><\/strong><em>&nbsp;Mortgage rates may drift down only slowly, but income growth exceeding house price appreciation will provide a boost to house-buying power \u2014 even in a higher-rate world. Affordability&nbsp;<\/em><strong><em>won\u2019t snap back overnight, but like a ship finally catching a steady tailwind, it\u2019s now sailing in the right direction.<\/em><\/strong><em>\u201d<\/em><\/p>\n<\/blockquote>\n\n\n\n<p>These three factors combined are why economists expect affordability to keep improving in 2026.<\/p>\n\n\n\n<h4 class=\"wp-block-heading\"><strong>Where Homes Are Becoming Affordable First<\/strong><\/h4>\n\n\n\n<p>But how much is affordability really going to improve? In some places, noticeably.&nbsp;<em>Zillow&nbsp;<\/em>says some markets are expected to fall back under their affordability threshold (30% of your income or less) by the end of the year:<\/p>\n\n\n\n<figure class=\"wp-block-image\"><a href=\"https:\/\/files.keepingcurrentmatters.com\/KeepingCurrentMatters\/content\/images\/20260203\/20260204-20-Major-Markets-original.png\" target=\"_blank\" rel=\"noreferrer noopener\"><img decoding=\"async\" src=\"https:\/\/files.keepingcurrentmatters.com\/KeepingCurrentMatters\/content\/images\/20260203\/20260204-20-Major-Markets-original.png\" alt=\"a graph of the average homeowners\"\/><\/a><\/figure>\n\n\n\n<p>But that doesn\u2019t mean you have to be in one of these markets or wait until year-end to buy. Other places are already seeing big improvements in affordability. So, talk to a local agent about what\u2019s happening in your market. You may find you\u2019re able to buy after all.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Bottom Line<\/h3>\n\n\n\n<p><strong>For the first time in quite a while, affordability is easing.&nbsp;<\/strong>That\u2019s a meaningful shift.<\/p>\n\n\n\n<p>And because this improvement isn\u2019t happening everywhere at the same speed, understanding what\u2019s changing&nbsp;<em>locally<\/em>&nbsp;is what really makes a difference.
