If it feels like you\u2019re seeing new construction<\/a> signs pop up everywhere, you\u2019re not wrong. Builders have been busy. And it\u2019s left some people wondering: Are we overbuilding like we did right before the <\/em>2008 housing crash<\/em><\/a>?<\/em><\/p>\n\n\n\n

No matter what you may hear in the news, there\u2019s no reason for alarm. In reality, data shows builders aren\u2019t racing ahead, they\u2019re actually starting to tap the brakes.<\/strong><\/p>\n\n\n\n

Builders Are Pulling Back, Not Piling On<\/strong><\/h4>\n\n\n\n

Permits (applications to start building new homes) are one of the best early indicators for what’s next for home construction. And right now, building permits are trending down, not up<\/strong>. Here\u2019s why that\u2019s so important.<\/p>\n\n\n\n

In the years before the housing crash<\/a> of 2008, builders really ramped up their production of single-family homes (the red arrow in the graph below<\/em>). And unfortunately, they built far more homes than the market actually needed. That oversupply led to falling home prices. That\u2019s what so many people remember, and what they worry will happen again.<\/p>\n\n\n\n

But while construction has been picking back up since roughly 2012, we\u2019re not headed for a repeat of the same mistakes. The latest data available shows builders are actually starting construction on fewer homes right now (the green arrow in the graph below<\/em>):<\/p>\n\n\n\n

<\/a>New data from the National Association of Home Builders<\/em> (NAHB) confirms that trend. It shows that single-family building permits have fallen for eight straight months<\/a>.<\/p>\n\n\n\n

The Slowdown Isn\u2019t Random, It\u2019s Intentional<\/strong><\/h4>\n\n\n\n

Basically, builders are watching and reacting to today\u2019s economic conditions and buyer demand in real time. And they\u2019re pumping the brakes on their pipelines to avoid getting caught with too much unsold inventory. As Ali Wolf, Chief Economist at Zonda<\/em>, says<\/a>:<\/p>\n\n\n\n

\u201c. . . builders are still working through their backlog of inventory but are more cautious with new starts.\u201d<\/em><\/p>\n<\/blockquote>\n\n\n\n

That\u2019s a big contrast to what happened before the housing crash, when overconfidence led to record-breaking levels of new home construction \u2013 even as demand was dropping. Today\u2019s builders aren\u2019t overconfident. They\u2019re listening to the market and adjusting before things get out of balance.<\/p>\n\n\n\n

The Regional Picture Tells the Same Story<\/strong><\/h4>\n\n\n\n

And while inventory<\/a> is going to vary a lot based on where you live, if you zoom out and look at regional data, the pattern holds almost everywhere (see graph below<\/em>):<\/p>\n\n\n\n

<\/a>NAHB reports<\/a> single-family permits are down in nearly every part of the country, with just one region showing a slight uptick. And even there, the growth is so small, it\u2019s practically flat.<\/p>\n\n\n\n

Why This Isn\u2019t 2008 All Over Again<\/strong><\/h4>\n\n\n\n

In the lead up to the crash, builders kept building long after demand had disappeared. This time, they\u2019re slowing down early, and that\u2019s a good thing.<\/p>\n\n\n\n

The market actually needs<\/em> more homes after years of underbuilding. But builders are making sure they don\u2019t have to overcorrect. They’re being intentional about how many homes they\u2019re building right now.<\/strong><\/p>\n\n\n\n

So yes, you\u2019re seeing more new homes for sale today, but that doesn\u2019t mean we\u2019re oversupplied nationally. It means buyers finally have more options, and builders are pacing themselves to keep things in check. They\u2019re not going to flood the market. And that\u2019s a really good thing for housing overall.<\/p>\n\n\n\n

Bottom Line<\/h3>\n\n\n\n
