You might be wondering:&nbsp;<em>Is it causing everything to grind to a halt?<\/em><\/p>\n\n\n\n<p>The short answer?&nbsp;<strong>No.<\/strong><\/p>\n\n\n\n<p>The housing market doesn\u2019t stop. It keeps moving. Homes are still being bought and sold, contracts are still being signed, and closings are still happening. The difference is that&nbsp;<strong>a few parts of the process may slow down a little,<\/strong>&nbsp;but overall, the market continues to function.<\/p>\n\n\n\n<h4 class=\"wp-block-heading\"><strong>Here\u2019s What Typically Happens<\/strong><\/h4>\n\n\n\n<p>Whenever the government shuts down, some federal agencies temporarily close or scale back their operations. That can cause a few hiccups in real estate, especially when it comes to processing certain types of government loans and insurance requirements:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><em>\u201c<\/em><strong><em>Applicants for FHA, VA, or USDA loans\u2014which account for about one-quarter of all mortgage applications\u2014may encounter significant processing delays due to agency furloughs.\u201d<\/em><\/strong><em>\u00a0&#8211;\u00a0<\/em>Selma Hepp, Chief Economist at\u00a0<em>Cotality<\/em><\/li>\n\n\n\n<li><em>\u201cBy recent estimates,\u00a0<\/em><strong><em>more than 2,500 mortgage originations per working day are at risk of delays during a shutdown . . .<\/em><\/strong><em>\u201d\u00a0\u00a0&#8211; Zillow<\/em><\/li>\n\n\n\n<li><strong>Flood insurance approvals may also be paused.<\/strong>\u00a0The National Flood Insurance Program can be\u00a0<a href=\"https:\/\/www.realtor.com\/research\/government-shutdown-housing-impact\/\" target=\"_blank\" rel=\"noreferrer noopener\">temporarily affected<\/a>, which delays closings in flood zones.<\/li>\n<\/ul>\n\n\n\n<p>Even with those challenges and delays,&nbsp;<em>most&nbsp;<\/em>transactions still go through. Buyers keep buying, sellers keep selling, and agents keep helping people move forward.<\/p>\n\n\n\n<h4 class=\"wp-block-heading\"><strong>The Housing Market Usually Bounces Back Fast<\/strong><\/h4>\n\n\n\n<p>And you can see that play out in this data. If you look back at the most recent government shutdown that began at the end of 2018 and lasted for 35 days, sales activity dipped very slightly&nbsp;<em>during<\/em>&nbsp;the closure but&nbsp;<strong>picked right back up once the government reopened.<\/strong><\/p>\n\n\n\n<p><a href=\"https:\/\/www.nar.realtor\/research-and-statistics\/housing-statistics\/existing-home-sales\" rel=\"noreferrer noopener\" target=\"_blank\">Data<\/a>&nbsp;from the&nbsp;<em>National Association of Realtors<\/em>&nbsp;(NAR) shows existing home sales slowed for about two months, and then rebounded quickly as delayed closings worked their way through the system when the government reopened (<em>see graph below<\/em>):<\/p>\n\n\n\n<figure class=\"wp-block-image size-large\"><img fetchpriority=\"high\" decoding=\"async\" width=\"1024\" height=\"576\" src=\"https:\/\/dimerorealtygroup.com\/wp-content\/uploads\/2025\/11\/image-2-1024x576.png\" alt=\"\" class=\"wp-image-3496\" srcset=\"https:\/\/dimerorealtygroup.com\/wp-content\/uploads\/2025\/11\/image-2-1024x576.png 1024w, https:\/\/dimerorealtygroup.com\/wp-content\/uploads\/2025\/11\/image-2-300x169.png 300w, https:\/\/dimerorealtygroup.com\/wp-content\/uploads\/2025\/11\/image-2-768x432.png 768w, https:\/\/dimerorealtygroup.com\/wp-content\/uploads\/2025\/11\/image-2-18x10.png 18w, https:\/\/dimerorealtygroup.com\/wp-content\/uploads\/2025\/11\/image-2.png 1280w\" sizes=\"(max-width: 1024px) 100vw, 1024px\" \/><\/figure>\n\n\n\n<p><a href=\"https:\/\/files.keepingcurrentmatters.com\/KeepingCurrentMatters\/content\/images\/20251105\/20251106-Home-Sales-Slowed-During-the-Last-Government-original.png\" rel=\"noreferrer noopener\" target=\"_blank\"><\/a>What\u2019s important to note is that the slowdown you see in the orange bars on this graph wasn\u2019t simply due to seasonality in a typical housing market cycle. The sharper, shorter drop in this case lines up exactly with the 35-day government shutdown, and then sales bounced back as soon as it ended.<\/p>\n\n\n\n<h4 class=\"wp-block-heading\"><strong>What This Means for You<\/strong><\/h4>\n\n\n\n<p>If you\u2019re in the middle of buying or selling a home,&nbsp;<strong>don\u2019t panic.<\/strong>&nbsp;Most deals will still move forward, even if it takes a few extra days. Jeff Ostrowski, Housing Market Analyst at&nbsp;<em>Bankrate<\/em>, explains:<\/p>\n\n\n\n<blockquote class=\"wp-block-quote is-layout-flow wp-block-quote-is-layout-flow\">\n<p><em>\u201cIf you\u2019re expecting to close in a week or a month, there could be some slight delay,&nbsp;<\/em><strong><em>but I think for most people, it\u2019s probably going to be a blip more than a real deal killer.<\/em><\/strong><em>\u201d<\/em><\/p>\n<\/blockquote>\n\n\n\n<p>And if you\u2019re just starting to think about buying or selling, this could actually work in your favor. Some buyers and sellers may become cautious and pause their plans during times of uncertainty, like this, and that can open a short window of opportunity.<\/p>\n\n\n\n<p>When fewer people are active in the market, well-prepared buyers may find less competition for homes, and motivated sellers may be more willing to negotiate. These brief slowdowns often create a moment where you can make a move that would be harder once activity ramps back up.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Bottom Line<\/h3>\n\n\n\n<p>A government shutdown can cause short-term delays for some buyers, but it doesn\u2019t derail the housing market.
