Lisa Sturtevant, Chief Economist at&nbsp;<em>Bright MLS<\/em>, explains:<\/p>\n\n\n\n<blockquote class=\"wp-block-quote is-layout-flow wp-block-quote-is-layout-flow\">\n<p><em>\u201cBuyers will have more leverage in many, but not all, markets. Sellers will need to adjust price expectations to reflect the transitioning market.\u201d<\/em><\/p>\n<\/blockquote>\n\n\n\n<p>But here\u2019s the good news. You still have one big advantage as a seller. According to the&nbsp;<em>Federal Housing Finance Agency<\/em>&nbsp;(FHFA), home values went up by a staggering&nbsp;<a href=\"https:\/\/www.fhfa.gov\/data\/hpi\/datasets?tab=hpi-summary-table\" rel=\"noreferrer noopener\" target=\"_blank\">54%<\/a>&nbsp;over the last 5 years. So, even if you compromise just a little bit on your sale price today, odds are you\u2019ll still come out way ahead.<\/p>\n\n\n\n<p>The challenge? Most sellers aren\u2019t thinking about it that way. They\u2019re stuck on what a neighbor got months or years ago \u2013 and that\u2019s a costly mistake.<\/p>\n\n\n\n<h4 class=\"wp-block-heading\"><strong>Overpricing Can Stall Your Whole Move<\/strong><\/h4>\n\n\n\n<p>Here\u2019s what happens. According to the agents, homeowners didn\u2019t get any offers they felt were fair.
