It\u2019s important to understand the context of these reports to know the truth about what\u2019s happening today.<\/p>\n<p>According to a <a href=\"https:\/\/www.attomdata.com\/news\/market-trends\/foreclosures\/attom-mid-year-2023-u-s-foreclosure-market-report\/\" target=\"_blank\" rel=\"noopener noreferrer\">recent report<\/a> from ATTOM, a property data provider, foreclosure filings are up 2% compared to the previous quarter and 8% since one year ago. That\u2019s because, in 2020 and 2021, the forbearance program and other relief options for homeowners helped millions of homeowners stay in their homes, allowing them to get back on their feet during a very challenging period. And with home values rising at the same time, many homeowners who may have found themselves facing foreclosure under other circumstances were able to leverage their <a href=\"https:\/\/www.simplifyingthemarket.com\/en\/2023\/05\/15\/homeowners-have-incredible-equity-to-leverage-right-now\/?a=466898-080e3e27bd6b6eaeaafdd339d1935ef7\" target=\"_blank\" rel=\"noopener noreferrer\">equity<\/a> and sell their houses rather than face foreclosure. Moving forward, <a href=\"https:\/\/www.simplifyingthemarket.com\/en\/2023\/06\/16\/how-owning-a-home-grows-your-wealth-with-time-infographic\/?a=466898-080e3e27bd6b6eaeaafdd339d1935ef7\" target=\"_blank\" rel=\"noopener noreferrer\">equity<\/a> will continue to be a factor that can help keep people from going into foreclosure.<\/p>\n<p>As the government\u2019s moratorium came to an end, there was an expected rise in foreclosures. <strong>But just because foreclosures are up doesn\u2019t mean the housing market is in trouble<\/strong>. As Clare Trapasso, Executive News Editor at <em>Realtor.com<\/em>, <a href=\"https:\/\/www.realtor.com\/news\/trends\/foreclosures-continue-to-surge-with-more-homeowners-now-in-danger-of-losing-their-properties\/\" target=\"_blank\" rel=\"noopener noreferrer\">says<\/a>:<\/p>\n<blockquote><p>\u201c<em>Many of these foreclosures would have occurred during the pandemic, but were put off due to federal, state, and local foreclosure moratoriums designed to keep people in their homes . . . <\/em><strong><em>Real estate experts have stressed that this isn\u2019t a repeat of the Great Recession.<\/em><\/strong><em> It\u2019s not that scores of homeowners suddenly can\u2019t afford their mortgage payments. Rather, many lenders are now catching up. <\/em><strong><em>The foreclosures would have happened during the pandemic if moratoriums hadn\u2019t halted the proceedings<\/em><\/strong><em>.<\/em>\u201d<\/p><\/blockquote>\n<p>In a recent article, <em>Bankrate<\/em> also <a href=\"https:\/\/www.bankrate.com\/real-estate\/is-the-housing-market-about-to-crash\/\" target=\"_blank\" rel=\"noopener noreferrer\">explains<\/a>:<\/p>\n<blockquote><p><em>\u201cIn the years after the housing crash, millions of foreclosures flooded the housing market, depressing prices. That\u2019s not the case now. Most homeowners have a comfortable equity cushion in their homes. <\/em><strong><em>Lenders weren\u2019t filing default notices during the height of the pandemic, pushing foreclosures to record lows in 2020. And while there has been a slight uptick in foreclosures since then, it\u2019s nothing like it was<\/em>.\u201d<\/strong><\/p><\/blockquote>\n<p>Basically, there\u2019s not a sudden flood of foreclosures coming. Instead, some of the increase is due to the delayed activity explained above while more is from economic conditions.<\/p>\n<p>To further paint the picture of just how different the situation is now compared to the housing crash, take a look at the graph below. It uses data on foreclosure filings for the first half of each year since 2008 to show foreclosure activity has been consistently lower since the crash.<\/p>\n<p><a href=\"https:\/\/www.simplifyingthemarket.com\/en\/content\/images\/20230721\/20230724-foreclosures-in-the-first-6-months-of-the-year.png?a=466898-080e3e27bd6b6eaeaafdd339d1935ef7\" target=\"_blank\" rel=\"noopener noreferrer\"><img decoding=\"async\" src=\"https:\/\/files.keepingcurrentmatters.com\/content\/images\/20230721\/20230724-foreclosures-in-the-first-6-months-of-the-year.png\" \/><\/a><\/p>\n<p>While foreclosures are climbing, it\u2019s clear foreclosure activity now is nothing like it was back then. <strong>Today, foreclosures are far below the record-high number that was reported when the housing market crashed.<\/strong><\/p>\n<p>In addition to all the factors mentioned above, that\u2019s also largely because buyers today are more qualified and less likely to default on their loans.<\/p>\n<h3>Bottom Line<\/h3>\n<p>Right now, putting the data into context is more important than ever.
