A significant part of this experience is investing in a home of their own. While equitable access to housing has come a long way, the path to\u00a0<a title=\"homeownership\" href=\"https:\/\/www.simplifyingthemarket.com\/2021\/12\/20\/homebuyers-be-ready-to-act-this-winter\/?a=466898-080e3e27bd6b6eaeaafdd339d1935ef7\">homeownership<\/a>\u00a0is still steeper for households of color. It\u2019s an important experience to talk about, along with how working with the right real estate experts can make all the difference for diverse homebuyers.<\/p>\n<p>We know it\u2019s a more challenging journey to achieve\u00a0<a title=\"homeownership\" href=\"https:\/\/www.simplifyingthemarket.com\/2022\/02\/08\/dont-let-student-loans-delay-your-homeownership-dreams\/?a=466898-080e3e27bd6b6eaeaafdd339d1935ef7\">homeownership<\/a>\u00a0for some because there\u2019s still a measurable gap between the overall average U.S. homeownership rate and that of non-white groups. Today, the lowest\u00a0<a title=\"homeownership rate\" href=\"https:\/\/www.census.gov\/housing\/hvs\/files\/currenthvspress.pdf\" target=\"_blank\" rel=\"noopener noreferrer\">homeownership rate<\/a>\u00a0persists in the Black community (<em>see graph below<\/em>):<\/p>\n<p><a href=\"https:\/\/files.mykcm.com\/2022\/02\/08103741\/20220209-MEM-Eng-1.png\" target=\"_blank\" rel=\"noopener noreferrer\"><img decoding=\"async\" class=\"aligncenter wp-image-101091\" src=\"https:\/\/files.mykcm.com\/2022\/02\/08103741\/20220209-MEM-Eng-1.png\" alt=\"The Path To Homeownership Can Be Steeper for Some Americans | MyKCM\" width=\"600\" height=\"450\" \/><\/a><\/p>\n<p>Homeownership is an essential piece for building household\u00a0<a title=\"wealth\" href=\"https:\/\/www.simplifyingthemarket.com\/2021\/12\/21\/the-average-homeowner-gained-56700-in-equity-over-the-past-year\/?a=466898-080e3e27bd6b6eaeaafdd339d1935ef7\">wealth<\/a>\u00a0that can be passed down to future generations. However, there are obstacles in the\u00a0<a title=\"homebuying process\" href=\"https:\/\/www.simplifyingthemarket.com\/2021\/12\/14\/advice-for-first-generation-homebuyers\/?a=466898-080e3e27bd6b6eaeaafdd339d1935ef7\">homebuying process<\/a>\u00a0that can negatively impact certain racial and ethnic groups, including the Black community. This can delay or prevent many from achieving homeownership, challenging their ability to grow their net worth. A\u00a0<a title=\"report\" href=\"https:\/\/live-future-of-building-wealth.pantheonsite.io\/wp-content\/uploads\/2021\/09\/Sec5-Ch39-Perry-Ratcliffe.pdf\" target=\"_blank\" rel=\"noopener noreferrer\">report<\/a>\u00a0by Vanessa G. Perry of the\u00a0<em>George Washington University School of\u00a0<\/em>Business and Janneke Ratcliffe of the\u00a0<em>Urban Institute<\/em>\u00a0explains:<\/p>\n<blockquote><p>\u201c. . . households of color have much lower homeownership rates than white households and consequently hold, at the median, just one-eighth the wealth of white households.\u201d<\/p><\/blockquote>\n<p>On top of that, when Black households do become homeowners, research shows they pay more for those homes overall than the average household. Raheem Hanifa, a Research Analyst for the\u00a0<em>Joint Center for Housing Studies of Harvard University<\/em>,\u00a0<a title=\"tells us\" href=\"https:\/\/www.jchs.harvard.edu\/blog\/high-income-black-homeowners-receive-higher-interest-rates-low-income-white-homeowners\" target=\"_blank\" rel=\"noopener noreferrer\">tells us<\/a>:<\/p>\n<blockquote><p>\u201cBlack homeowners not only have primary mortgages with higher\u00a0<a title=\"interest rates\" href=\"https:\/\/www.simplifyingthemarket.com\/2022\/01\/19\/with-mortgage-rates-climbing-nows-the-time-to-act\/?a=466898-080e3e27bd6b6eaeaafdd339d1935ef7\">interest rates<\/a>\u00a0than white homeowners with similar incomes, they also have higher interest rates than white homeowners with substantially lower incomes, . . . Black homeowners have experienced systemic barriers to homeownership and wealth-building opportunities that have limited their ability to access credit, which is a key component in receiving low mortgage interest rates.\u201d<\/p><\/blockquote>\n<p>For Black\u00a0<a title=\"homebuyers\" href=\"https:\/\/www.simplifyingthemarket.com\/2022\/01\/12\/two-ways-homebuyers-can-win-in-todays-market\/?a=466898-080e3e27bd6b6eaeaafdd339d1935ef7\">homebuyers<\/a>, the inequity that remains in housing can be a point of pain and frustration. That\u2019s why it\u2019s so important for members of diverse groups to have the right team of\u00a0<a title=\"experts\" href=\"https:\/\/www.simplifyingthemarket.com\/2021\/06\/14\/the-right-expert-will-guide-you-through-this-unprecedented-market\/?a=466898-080e3e27bd6b6eaeaafdd339d1935ef7\">experts<\/a>\u00a0on their sides throughout the homebuying process.
