However, when we add context to the most recent affordability statistics, we soon realize that, though homes are\u00a0<a title=\"less affordable\" href=\"https:\/\/www.simplifyingthemarket.com\/2021\/08\/11\/are-houses-less-affordable-than-they-were-in-past-decades\/?a=466898-080e3e27bd6b6eaeaafdd339d1935ef7\"><strong>less affordable<\/strong><\/a>\u00a0than they have been over the last few years, they are\u00a0<strong>more affordable<\/strong>\u00a0than they historically have been.<\/p>\n<p><em>Black Knight<\/em>, a premier provider of data and analytics for the mortgage industry, just released their latest\u00a0<a title=\"Monthly Mortgage Monitor\" href=\"https:\/\/cdn.blackknightinc.com\/wp-content\/uploads\/2021\/10\/BKI_MM_Aug2021_Report.pdf\" target=\"_blank\" rel=\"noopener noreferrer\"><em>Monthly Mortgage Monitor<\/em><\/a>\u00a0which includes a new analysis of the affordability situation. Here\u2019s what the report reveals:<\/p>\n<blockquote><p><em>\u201cThe monthly payment required to purchase the average priced home with a 20% down 30-year fixed rate mortgage increased by nearly 20% (+$210) over the first nine months of 2021, . . . It now requires\u00a0<strong>21.6% of the median household income to make the monthly mortgage payment<\/strong>\u00a0on the average home purchase, the least affordable housing has been since 30-year rates rose to nearly 5% back in late 2018.\u201d<\/em><\/p><\/blockquote>\n<p>Basically, the report shows that homes are less affordable today than at any other time in the last three years. However, in a previous\u00a0<a title=\"report\" href=\"https:\/\/cdn.blackknightinc.com\/wp-content\/uploads\/2021\/06\/BKI_MM_Apr2021_Report.pdf\" target=\"_blank\" rel=\"noopener noreferrer\">report<\/a>\u00a0earlier this year,\u00a0<em>Black Knight<\/em>\u00a0calculated that the percentage of the median household income to make the monthly mortgage payment on the average home purchase over the last 25 years was 23.6% (<em>see graph below<\/em>):<a href=\"https:\/\/files.simplifyingthemarket.com\/2021\/10\/13154101\/20211021-MEM-Eng-1.png?a=466898-080e3e27bd6b6eaeaafdd339d1935ef7\" target=\"_blank\" rel=\"noopener noreferrer\"><img decoding=\"async\" class=\"aligncenter wp-image-99586\" src=\"https:\/\/files.mykcm.com\/2021\/10\/13154101\/20211021-MEM-Eng-1.png\" alt=\"Important Distinction: Homes Are Less Affordable, Not Unaffordable | MyKCM\" width=\"600\" height=\"450\" \/><\/a><strong>Today\u2019s payment-to-income ratio is more affordable than the average over the last 25 years.<\/strong>\u00a0Given that context, we can see that American households still have the same ability to be homeowners as their parents did 20 years ago.<\/p>\n<p>This confirms the recent\u00a0<a title=\"analysis\" href=\"https:\/\/www.attomdata.com\/news\/market-trends\/home-sales-prices\/attom-q3-2021-u-s-home-affordability-report\/\" target=\"_blank\" rel=\"noopener noreferrer\">analysis<\/a>\u00a0of\u00a0<em>ATTOM Data<\/em>\u00a0resources where Todd Teta, Chief Product and Technology Officer, explains:<\/p>\n<blockquote><p><em>\u201cThe typical median-priced home around the U.S. remains affordable to workers earning an average wage, despite prices that keep going through the roof. Super-low interests and rising pay continue to be the main reasons why.\u201d<\/em><\/p><\/blockquote>\n<h3><strong>Bottom Line<\/strong><\/h3>\n<p>It\u2019s true that it\u2019s less affordable to buy a home today than it has been the last few years. However, it\u2019s more affordable to buy today than the average over the last 25 years. In other words, homes are less affordable, but\u00a0<strong>they\u2019re not unaffordable<\/strong>.
